Fratzke Commercial Real Estate Advisors, Inc., announced the sale of the Redmond Industrial Park for $21,000,000.00. Brian Fratzke, CCIM and principal broker, represented the buyers (Redmond Industrial Park JV, LLC) and Tom Tapia, CCIM, and principal broker, represented the sellers, Maynard Alves Land & Livestock, Redmond, LLC., with the sale of the M-2 industrial park located on Antler Avenue, east of Highway 97.
Redmond Industrial Park includes eight separate tax lots totaling 44.61 acres of land zoned M-2 Heavy Industrial, 30+ acres of which is ready for ground lease and build-to-suit opportunities, providing upwards of 450,000 rentable square feet of new industrial/manufacturing/warehouse space. The park includes 195,520+/- rentable square feet of existing warehouse, manufacturing and yard space leased to regional and national firms.
Six megawatts of existing and active three-phase electrical service is available for immediate delivery. The new owner is actively engaged in efforts to recommission a rail spur with Burlington Northern Santa Fe Railroad. The park is located adjacent to the new 83,500+/- RSF Amazon facility, a sale that Fratzke completed in April of 2025.
The sale of Redmond Industrial Park represents more than 1.8 years and thousands of hours of effort, confirming the park is prepared for new ownership and new build-to-suit developments.
