Prineville Real Estate Poised for a Rebound

As Spring expands its influence on the region’s warmer weather, the current climate of Prineville’s real estate market is mildly problematic but seems poised for a pronounced rebound in 2015.

A major force in the homebuilding industry of Central Oregon, Pahlisch Homes in Bend remains optimistic and fully invested in Prineville’s sunny future and sees a myriad opportunities to capitalize on positive changes.

“From our experience the City of Prineville and its economy is clawing its way back to life,” said Pahlisch CEO and Owner Dan Pahlisch. “This beautiful city has experienced some threatening times with the closure of the mill and near tragedy there. Other businesses have closed or been forced to re-allocate their resources, both human and land, to outside areas.

“However, residential building has emerged and retirees, working families and other consumers are purchasing these homes at or close to completion. The hospital is vibrant and the new elementary school is a testament to Prineville’s resiliency.

Pahlisch believes Apple’s continued march toward another phase of its expansion and presence in the area will provide a healthy boost.

“Construction is soon to begin, resulting in positive ripple effects across Central Oregon’s eldest incorporated city,” he added.

“We are also excited to see the Chamber and Visitors association work tirelessly to usher in new business and bring attention to the incredible beauty that awaits visitors. Like many older communities that have come upon hard times, it takes a great team of future thinkers to help residents and visitors find that untapped potential. Owner/Broker Vikki Iverson of Windermere Real Estate Swifterra sees Prineville’s small town market as a desirable destination in the heart of God’s country, with real value in its properties.

“We’re finally coming around from the recession and starting to see prices go up,” Iverson said.

“People are feeling comfortable with the economy and are ready to step up into their next home. Prineville is a great place to live and we’re seeing some investors coming back into the market, especially the rental segment, and that’s a great sign. They’re realizing the value of what’s available in Prineville.

“New construction was non-existent here for years and now we’re on record to double our new construction from last year. Our market is gaining momentum! There are some true gems in Prineville with incredible views and some amazing hidden properties that the world will discover. We will always be small town and a bit of a bedroom community and because of all the national interest in Bend, it brings people to the area from the East Coast who are searching for a retirement place and find Prineville. The selling trends I’m seeing are strong indicators that our market is improving and moving steadily forward. That comfortable, hometown feel is the essence of Prineville and we fully embrace it.”
