Discovery West is a thoughtfully designed community that spans 245 acres, just west of Bend’s Northwest Crossing. The Community blends timeless design with modern living, all nestled against a backdrop of natural beauty. Created by the same team behind NorthWest Crossing, Discovery West offers a vibrant, accessible community where people can live, work, and play, with trails, shops, parks, schools and neighborhood events all incorporated nearby.

NWX2 LLC is the entity developing Discovery West, and is a partnership between Brooks Resources and Tennant Development principals.

Discovery West offers a variety of housing options, all made with quality and community in mind. The speculative and custom single-family homes are built by builders who are part of the community’s 24 member Builders Guild, with an emphasis on high-quality craftsmanship and distinctive design. The townhomes, mews and cottages provide lower maintenance living options and are located in the urban core around the Discovery Corner community plaza. Aerie by AvantStay Vacation Rentals offer short-term fun near the commercial hub of the neighborhood, while the cottage and multifamily apartment developments will be available in future phases, offering diverse housing stock, including subsidized affordable options.

This range of options helps support a multigenerational community, encouraging long-term residency and neighborhood vitality. Housing diversity attracts everyone from young professionals and families to retirees, allowing people to stay in the neighborhood through different stages of life.

The commercial hub of the community is called Discovery Corner. This plaza is surrounded by artfully designed townhomes, and features the following businesses; Sparrow Mercado, a bakery and market; Put A Cork In It!, a wine bar; Anna Salon, a hair and nail salon; Harper House Design, an interior design studio; Bluebird Skin Therapy + Aesthetics, a medi spa; Harcourts The Garner Group, a real estate office; and MCD Homes, a home builder.

These locally owned, small-scale businesses serve the day-to-day needs of residents and vacation rental guests, while also drawing in visitors. They foster a sense of place, support the local economy, and create natural gathering spaces, especially during community events.

There are three Discovery Corner commercial spaces currently available for lease, listed by Compass Commercial.

In addition to the businesses around Discovery Corner, the neighborhood will expand to include more commercial and mixed employment opportunities along Skyliners Road that integrate with existing businesses in the area.

Discovery West is unique in Bend in part because of its architectural diversity. With ten approved architectural styles — from classic Craftsman and American Farmhouse to sleek Mid-Century Modern and minimalist Scandinavian — the neighborhood has a timeless, custom feel, as if it’s been here for generations. This thoughtful variety stands in contrast to neighborhoods where homes look nearly identical.

It also offers safe, convenient access to schools, parks, trails and nearby retail by foot, bike or mobility device — something rare among Bend’s newer developments.

Another hallmark of Discovery West is its thematic purpose woven throughout the neighborhood — from street names to public art. The theme of discovery first emerged when naming streets. Initially, most of the explorers considered were men, which sparked a deeper search for remarkable women whose contributions to science, space, and exploration deserved recognition. This led to the creation of the “Women of Discovery” initiative, honoring trailblazing women through street names, art installations, bronze medallions around Discovery Corner, and neighborhood banners.
