Madras on the Real Estate Map: Positive Trends Reflected in Yarrow Neighborhood

0

There’s no question that the last year has shown significant improvement across the board in the real estate industry. In Jefferson County alone, median prices for homes in 2013 rose by 20 percent over the same period in 2012. Nationally, new home starts are also on the rise with a more than 25 percent increase from 2012 to 2013. This trend has made its way to Madras, as a previously slow market gains significant traction and new construction activity.

The Brooks Resources community of Yarrow, a master-planned neighborhood situated on hills to the east of Madras, is trending along these same lines. With some of the most spectacular views in Central Oregon and easy access to many of the region’s outdoor recreational activities, it is no surprise that many home buyers are looking again at this well-designed community.

Kathy Duman, a broker with Eagle Crest Properties who specializes in the community of Yarrow, said, “Yarrow’s design, location, views and its proximity to some of Madras’ best amenities, like the Madras Aquatic Center and the Madras branch of COCC, haven’t changed. This is still one of the most desirable places to live in the area.”

Three new homes were completed in the neighborhood recently, all built to Earth Advantage and ENERGY STAR standards for energy efficiency, indoor air quality and more. With more and more people looking for ways to be sustainable and live in a healthful manner, having an environmentally friendly home is more appealing than ever before.

According to a February 2014 study by McGraw Hill Construction, green homes comprised 23 percent of the overall residential construction market in 2013 and are expected to grow to between 26 percent and 33 percent of the market by 2016. This clearly shows that demand for sustainably built homes will continue.

Already in 2014, two more homes in the neighborhood are under construction. Duman continued, “We are pleased with the activity and the new homes becoming available to our clients, plus the positive economic impact that it is having on our local families and businesses.”

Yarrow is being built thoughtfully and with ultimate livability in mind. Each home in the community is meticulously designed to fit the homeowner’s needs, with award-winning builders who understand just how important a home is to overall quality of life. Since the neighborhood began, the lot sizes have been increased exponentially – ranging up to almost three-quarters of an acre– to meet consumer demand for more space.  Several homesites are still available for sale to the public.

Long-time Central Oregon real estate development company, Brooks Resources Corporation, is developing Yarrow. Brooks Resources is known for thoughtful developments, such as NorthWest Crossing in Bend, that pay homage to the unique high desert landscape and resources.

Views, amenities, access to regional recreation, sustainability and quality construction – people are finding their perfect homes at Yarrow.
