Quality Construction Custom Homes in Central Oregon
Moving to Central Oregon in the mid ‘90s Pacwest Homes and Remodeling built its first project in Sunriver and currently has projects in seven home subdivisions and rural Tumalo.
Pacwest has built custom homes over many years in Central Oregon consistently winning awards each new year including top honors for Best Architectural Design, Best Landscaping and Best Feature for the 2012 COBA Tour of Homes.
Jim Yozamp, president of Pacwest remarks, “We are almost native Oregonians, living in Oregon for 35 years and originally from Minnesota. We migrated like many of our customers here from the Valley going to school in Eugene and moving to the Portland area to start our family in 1988. Eventually vacationing… and building our first Central Oregon project that led us to move the kids and establish our building brand in Bend.“
Pacwest has been involved in many projects in Central Oregon with a long history in the Broken Top subdivision,“ Yozamp explains, “We have completed over 60 projects in Broken Top alone and have multiple projects in planning and currently under construction. We have enjoyed the Broken Top community to work in.“
Although the market was at a low several years ago, Yozamp reports that building projects have in recent years ramped up. “The market started to accelerate in early 2011 and has stayed steady since about then.“ Staying true to their building model has benefitted Pacwest. “Our model has been mostly custom design/build in the past six years in both residential and commercial, we have had many projects in Caldera, Broken Top, The Reserve at Broken Top, North Rim, Tetherow and Awbrey Butte.“
The economic downturn affected Bend contractors when home construction reached a near standstill, beginning in 2006 and continuing for several years. Yozamp took the appropriate steps to adjust his business, he explains, “We trimmed the staff and costs internally, looked at all areas of labor and material pricing to reduce project costs in an effort to create incentives for clients on the fence to move forward. We also looked at other opportunities in smaller remodeling projects, along with having some diversity in our book of business, specifically commercial.“
Pacwest turned to commercial construction during the lean years and have added several new buildings to the Central Oregon commercial inventory. Recently completed is the Smith Building in NE Bend and on American Lane there are 13 platted building lots with four buildings complete and fully leased. There are nine remaining platted lots ready for development. Each completed building is 8,400 square feet. Yozamp states, “We just completed a bid for another building in the American Lane subdivision.“
Pacwest utilizes a team approach to building and remodeling says Yozamp, “Our lead home designer, Spencer Williams, will work with you to design the right home for you and your budget. Together with our talented teams of project managers, interior designers and administrative support staff creating dream homes for our clients is our passion.
“Spencer is the hub directing our drafters and working with DRC’s across the County as he also completes many of our designs and now completing his internship for his architectural certificate…he is a very talented designer and with Steve Van Sant’s mentorship has come into his own.“
For many years Steve Van Sant was the lead architect for Pacwest explains Yozamp, “Van Sant is probably one of the best know designer names in the community, his home design talents have been recognized for decades in Central Oregon. Steve actually is always designing something for us, I think he calls his retirement “do what you enjoy,“ and I know he still loves to create; matter of fact he and Spencer have just started on a custom design we will build in Arizona.“
Yozamp is quick to complement the rest of his Pacwest team. “Conone Davis our operations manager joined the team 10 years ago from the Air Force and completed his undergrad work in business while working his way up the ladder from basically sweeping the floors. Joanie Cooper-Pence, absolutely the best construction controller in the business, and of course my wife Kristy, who has many awards for interiors.“
Keeping costs low for clients is important to Pacwest says Yozamp, “We offer direct purchasing for interior design amenities and finishes. Keeping the costs as low as possible for our clients is an important part of our job. We are able to pass savings directly to our clients through our direct purchasing ability. We are distributors for Karastan Carpet, Daltile, Precision Counter Tops, Jack South Granite, Island Stone, United Stone and Tile, Oregon Tile and Marble and National Builders Hardware. This means savings… and we can make client dollars go a lot further.“
Yozamp is optimistic for the remainder of the year and beyond, “Activity for 2014 has leveled, but we have a strong book of business starting and finishing in 2015 too.
“I feel we will have continued growth as long as our customers looking to build here have success selling in other markets… we are directly tied to the strength of the national market.”
