Fratzke Commercial Solved a Very Daunting Problem
The problem that faced our Property Owner was the fact that the former Tenant, Traeger Pellet Grills, LLC who used that property for manufacturing and packaging Traeger pellets closed their doors suddenly, leaving one of Redmond’s largest Industrial Buildings completely vacant and the Property Owner without a Tenant.
Fratzke Commercial went on the offense with the Property Owner to solve this issue by immediately preparing the building to market to replace the vacancy of Traeger as well as get the building ready to market to replace that large tenant.
“We had aggressively focused on targeting larger Industrial Tenants in marketing this building for our Property Owner and were very pleased with the high level of activity we handled”, Brian Fratzke, CCIM, Principal recently stated. “In a very challenging lease market for Landlords and Tenants alike, our brokerage is seeing an uptick in interest in Industrial For Lease space and our brokerage has been successful in negotiating, sometimes very challenging negotiations successful leases for our Tenants and Property Owners alike”, Brian also states.
The Landlord and Brokerage welcomes BASX Solutions, One of Central Oregon’s largest employers to Redmond Industrial Park with plans to incorporate BASX as the company’s future warehouse for supplies. Fratzke Commercial Real Estate Advisors and the Property Owner, Maynard Alves Land & Livestock Redmond, LLC are excited for the community of Redmond and Central Oregon to have BASX as a Tenant. Lease Assignment & Assumption of Tenant’s Interest in Lease
In a very complicated four months negotiation, Fratzke Commercial Real Estate Advisors was successful is meeting the needs of CoreRx, Inc., Bend Bio (“Assignee”). Subject property was 13,054+/- rentable square feet located at 2728 NW Potts Court, Suite #100 District 2 East in Bend, Oregon.
Brian Fratzke, CCIM, Principal and Tom Tapia, CCIM, Principal represented CoreRX, Inc., working in cooperation with the existing Tenant and Landlord by formulating a Lease Agreement and “Buy-Out” of Leasehold from Dutchie.
