Housing Works Construction to Begin on 53 New Townhomes in Bend, Oregon

Housing Works announce that construction on 53 new affordable townhomes in northeast Bend is set to begin. Daggett Townhomes, a 24-unit development, and Moonlight Townhomes, a 29-unit development will be built near two of Bend’s major employment centers – St. Charles Medical Center and The Forum Shopping Center. Both developments will be ideally located near Hwy 20 businesses, schools, parks, transportation and social services.

Daggett Townhomes will offer 10 two-bedroom units and 14 three-bedroom units on a 1.31-acre parcel for families at or below 60 percent of AMI (Area Median Income.) Moonlight Townhomes will offer 16 two-bedroom units and 13 three-bedroom units on a 1.64-acre parcel for families at or below 60 percent of AMI. The townhome communities should be complete in late spring of 2017 and applications for residency will be available through EPIC Property Management in approximately February of 2017.

Housing Works’ Executive director Tom Kemper states, “As rental rates have risen over 50 percent throughout Central Oregon in the last several years, and vacancy rates for multifamily housing have dropped to below 1 percent, Bend’s workforce is struggling to find affordable housing.  The construction of these townhomes is one piece of the solution to the housing crisis facing our communities in Central Oregon.”

Funding for these desperately-needed townhomes comes from several sources. Oregon Housing and Community Services is providing 4 percent Low Income Housing Tax Credits (LIHTC), Oregon Affordable Housing Tax Credits (OAHTC), and General Housing Account Program (GHAP) funding. The City of Bend is funding an Affordable Housing Loan and an SDC (System Development Charges) exemption. State-issued tax-exempt bonds will also provide a significant portion of the financing.

In addition to providing affordable housing to 53 families, these developments will inject over $10 million into the regional economy over the 10-month build period.

Housing Works will be hosting a groundbreaking ceremony for Daggett Townhomes and Moonlight Townhomes on Wednesday, August 10th at the building site south of Ensworth Elementary school.  The ceremony will begin at 10 AM and the public is invited.
