Jackstraw — New Community Blends the Best of Bend

Jackstraw, a new mixed-use community located at 310 SW Industrial Way here in Bend, aims to bring residents a modern, clean and community-oriented way of life.

Jackstraw is a 480,000-square-foot mixed-use residential and retail community located on a 4.7-acre site at the corner of Industrial Way and Lava Road in Bend’s Southern Crossing neighborhood, centrally positioned between the Old Mill District and Downtown. Developed by Killian Pacific, Jackstraw is adjacent to the popular Box Factory retail center and is designed to reflect the vibrancy, natural beauty and creative spirit of Central Oregon.

Other local players are involved in bringing Jackstraw to life, including Lease Crutcher Lewis in partnership with CS Construction as the general contractor, SERA Architects, Hickman, Williams & Associates, Inc. as civil engineers, KPFF as structural engineers, and Ground Workshop for landscaping. Compass Commercial Real Estate Services provides retail brokerage and property management services, while Avenue5 Residential provides residential leasing services.

The project includes 313 apartments and townhomes, along with 18,000 square feet of ground-floor retail space. It will be the first LEED Platinum for Homes certified multifamily development in Bend, with Net Zero Ready design, pollinator-friendly landscaping and all-electric building systems built to meet the demands of a changing climate. The site hosts multiple active beehives as part of its ecological commitment.

The residential units have begun pre-leasing, while move-ins will occur in October.

Retail tenants include The Way West, a Western-inspired bar with a fresh-cut deli and provisions counter from Bend Brewing Company in collaboration with Sisters Meat & Smokehouse, as well as Drybar and Sisters Coffee Company. With several beloved regional brands and a premier national brand already secured, leasing efforts are underway to bring a dynamic mix of retailers that will complement the site and the surrounding neighborhood.

Jackstraw is still leasing more commercial space, and the developers are excited to add to the already dynamic mix.

Resident-focused amenities include gear storage for bikes and oversized recreational equipment, parking, multiple landscaped podium gardens and courtyards, a fitness center, rooftop lounge with views of the Cascade Range, resident lounge, coworking areas, and a terrace overlooking Lava Road and the Box Factory. The development will feature a dedicated pedestrian plaza on the southwest edge of the site, located just south of Lava Pass.

Lava Pass is a shared, multimodal street designed for low-speed traffic, flexible use, and community events. The plaza will feature Fossils of the Future, a site-specific public art installation by West Coast artist E. Tyler Brown, offering a space for reflection, art, and neighborhood connection. Lava Pass creates a new pedestrian-friendly link between Jackstraw and Box Factory and allows for occasional street closures to host events, concerts, and markets throughout the year.
